About Casa Leão l Charming spacious villa with a mature garden by the sea

Casa Leão is a spacious four-bedroom villa set in a large, mature garden. The property is close to the tennis club and fitness center, and a restaurant is within walking distance. The villa is conveniently located near Carvoeiro, Ferragudo, and Lagoa. Full of character and charm, the house is fully enclosed and secure, with a private parking area for up to three cars. The main living area is on the ground floor, with only the master bedroom suite on the first floor, making the villa suitable for guests of all ages.

Outside, Casa Leão features a large terrace by the swimming pool with eight sun loungers. The pool measures approximately 10 x 5 meters and has stainless steel handrails along its length and steps, ideal for less mobile guests or for teaching beginner swimmers. The electric pool cover can be heated on request for an additional fee. There is also an outdoor shower. At the end of the pool deck, a spacious jacuzzi provides a perfect spot to relax at the end of the day. Slightly further from the main terrace, near the office, there is an outdoor lounge, ideal for enjoying a drink or reading a book or magazine. The lawn offers space for a game of football, a table tennis table, and a pétanque court. For younger guests, there is a shed/playroom with toys and board games.

Inside, upon entering, three bedrooms are located on the right. The blue bedroom has two single beds and a large wardrobe. This room shares a bathroom with a bath/shower, double sinks, and toilet with the nearly identical grey bedroom, which also has two single beds. Additionally, there is a larger green bedroom with two single beds, ample storage, and French doors leading to the pool. This room has a full ensuite bathroom with double sinks, a shower, and a toilet. On the left side of the main entrance is the fully equipped kitchen, featuring an oven, induction hobs, dishwasher, microwave, and fridge with freezer compartment. A small utility room with shelving provides extra storage, including an iron and ironing board. French doors from the kitchen lead to a sheltered terrace for outdoor dining, nestled among colorful bougainvillea and fitted with a sunshade and barbecue. From this terrace, guests can enjoy views of the pool deck and garden, making it an ideal spot for relaxed family meals.

On the first floor is the master bedroom suite, with a king-size bed, a sofa bed for a ninth guest, and a flat-screen TV. Large windows overlook the pool deck, and the private terrace on the right side offers stunning views of the ocean. The ensuite bathroom includes a shower, sink, and toilet. The villa is equipped with air conditioning in all bedrooms, the living and dining areas, and the office. Internet access is available via Wi-Fi.

Casa Leão is part of Carvoeiro Clube, one of the most renowned resorts in the Algarve. Each villa is individually decorated and has its own private garden and pool. The resort is conveniently located near the village of Carvoeiro and some of Europe’s best beaches. Guests of Carvoeiro Clube can also enjoy the facilities of the nearby sports club, including tennis courts.

Amazing house! Spacious, clean, with a lovely outdoor dining table overlooking the fantastic pool and jacuzzi. The garden with a lawn and ping pong table was perfect for our children. All in all, a perfect place. Tom responds quickly and helps immediately, which made booking our vacation and staying in touch during our stay very easy and pleasant.

Rental conditions

Rental Conditions
The rental price includes the use of water, air conditioning, electricity, WiFi, final cleaning (unless otherwise agreed) and maintenance of the pool and garden. The use of central heating and firewood for the fireplace is not included. The rental price is calculated for a maximum of 8 people.

Deposit
A deposit of €500 is required before arrival, along with the second deposit of 30%. This deposit will be refunded upon departure if no damage has been caused by you. In the event of damage, part or all of the deposit may be withheld, and additional payment for any incurred damage will also be required.

Payment
Upon booking, you will receive the rental contract, confirmation, and directions. The reservation is only final after payment of 50% of the rental fee. The remaining balance, including the deposit mentioned above, must be paid 8 weeks before arrival in Portugal.

Tourist Tax
For a maximum of seven nights, all guests aged 13 and older will be charged. The following rates apply:

Low season, November 1st to March 31st: €1.00 per person per night
High season, April 1st to October 31st: €2.00 per person per night

Cancellation
If the rental agreement is canceled by the tenant(s), the following cancellation fees will apply:
a. If canceled up to 6 weeks before the first day of the booked stay: 30% of the rental fee.
b. If canceled less than 6 weeks before the first day of the booked stay: the full invoice amount.

Arrival and Departure
You can check into the accommodation after 4:00 PM and must check out before 10:00 AM, in order to allow for cleaning of the accommodation.

Liability
Portugalvillas/landlord(s) do not accept any liability for accidents or other incidents that occur during your stay in Portugal, either inside or around the accommodation, caused by any circumstances.

Others
We advise you to take out proper travel and cancellation insurance.
